Our Lettings Fees

At Crucible we appreciate that landlords may have very different requirements, depending on their circumstances. You may want us to take on the fully responsibility for the management of your property or may simply want us to find a good tenant. Thats is why we will discuss your needs with you and work out a package of service that is appropriate for you.

Introduction Only

This is our most basic package at a fixed fee of £250 + VAT (£300) payable upfront:-

  • Photographs for marketing purposes
  • Board Erection
  • Marketing Online & In Branch
  • Tenant Referencing

Once you have conducted your viewings and chosen your Tenant(s) we are then able to conduct referencing to safeguard you against potentially risky tenants. When the references are successful we will let you know so that you can arrange the Move-In with your Tenant(s).

Tenant Find Only

This is a fixed fee of £350 plus VAT (£420), and includes all that is necessary to find you a suitable tenant:-

  • Photographs for marketing purposes
  • Floorplan
  • Board Erection
  • Marketing Online & In Branch
  • Accompanied Viewings
  • Tenant Referencing
  • Tenancy Agreement
  • Registration of the Bond through the DPS (Government Deposit Protection Scheme)
  • Issue of the Standing Order Form to your Tenant(s) for future Monthly Rent Payments

We also offer two types of Inventory as an additional service at a cost of £45 + VAT (£54) for basic and Letting your property£90 + VAT (£108) for comprehensive. A signed inventory is essential in the event of a bond dispute.

On the date the tenancy commences the Tenant(s) will pay our Accounts Team the first months rent and the deposit. The deposit will then be registered by our Accounts Team in the DPS (Government Deposit Protection Service) scheme. You will be required as a landlord to register with the DPS so that we can transfer the bond across to your DPS account. We will deduct our fee of £350 + VAT (£420) (and any additional fees agreed prior, ie. Arrangement of Gas Certificate, EPC, Inventory etc) from the first months rent and forward the remaining amount of rent to your chosen bank account. From this point onward you manage the property yourself and will receive the full monthly rental amount from month two directly from your Tenant(s).

Rent Collection

The Rent Collection Service is a monthly commission of 8% + VAT (9.6%)and includes:-

  • Photographs for marketing purposes
  • Floorplan
  • Board Erection
  • Marketing Online & In Branch
  • Accompanied Viewings
  • Tenant Referencing
  • Tenancy Agreement
  • Registration of the Bond through the DPS (Government Deposit Protection Scheme)
  • Issue of the Standing Order Form to your Tenant(s) for future Monthly Rent Payments

An additional completion fee is charged of £150 + VAT (£180) once we have moved the tenant into your property.

We also offer two types of Inventory as an additional service at a cost of £45 + VAT (£54) for basic and £90 + VAT (£108) for comprehensive. A signed inventory is essential in the event of a bond dispute.

We will continue to chase, receipt and forward your rent until the end of the tenancy. Any issues other than rent will be dealt with directly between you and your Tenant(s).

Fully Managed

The Fully Managed service is charged on a monthly commission basis of 10 % + VAT (12%), this includes:-

  • Photographs for marketing purposes
  • Floorplan
  • Board Erection
  • Marketing Online & In Branch
  • Accompanied Viewings
  • Tenant Referencing
  • Tenancy Agreement
  • Registration of the Bond through the DPS (Government Deposit Protection Scheme)
  • Issue of the Standing Order Form to your Tenant(s) for future Monthly Rent Payments.

Our main aim for the fully managed service is to provide you with peace of mind, allowing you to hand over the stress of property managing. We have set procedures in place for the upkeep of your property and timely payment of your rent. This is done through our Rent Collection Team who will monitor the managed accounts on a regular basis. Inspections of the property are scheduled throughout the term of the tenancy. We will also instruct our trusted contractors to see to and repair any issues regarding maintenance throughout the tenancy as agreed in our signed terms of business.

The main advantage of being on the fully managed service that you will benefit from vastly is that all communication from the tenants comes through to our Property Management Team. They will deal with any queries, questions or issues quickly and effectively, to ensure your Tenant(s) is kept happy. Our Property Management Team can be contacted by phone, email or through our website.

 

For all of the above packages you will need to have a valid EPC (Energy Performance Certificate) to legally market your property. We are able to provide this for you at a cost of £75 + VAT. (£90) Prior to the tenancy commencing, you would also need a Gas Safety Certificate for the property you are renting, these are valid for 12 months and again, they are a legal requirement. We are able to provide this for you at a cost of £75 + VAT.(£90)

 

Once you have chosen the package that best suits your needs, we will send you the Terms Of Business which need to be singed in readiness for marketing.
