Our Meet the Experts – Landlord Forum is just around the corner, and this year we’re excited to say that experts from different fields will be offering up advice, knowledge and support to help both new and existing landlords.

Rob Cooke is a Partner at Lupton Fawcett in their dispute management department specialising in property litigation and has been in the industry for over 20 years. Rob provides help to a diverse range of clients focusing on property and real estate, retail and restaurants, financial institution and regeneration bodies.

Ahead of the Meet the Experts event, we sat down with Rob to learn more about his role, what he thinks the challenges facing landlords are and what he’s most looking forward to about the event.

In your experience, how has being a landlord changed in the last 10 years?

What the landlords face now is a lot more legislation saying what they can and can’t do. Now it is more difficult for them as there is a lot of box ticking.

It never will go back to what it was ten years ago, so it’s really key landlords get on board with the changes and seek advice and support to get it right. I would recommend using a letting agent like Crucible as they do all the box ticking for you.

If you do want to do it by yourself, then it’s important to educate yourself on how to comply with rules – ask questions whenever you can and learn.

What are some of the most common pitfalls landlords have made?

There are a few pitfalls that landlords can make including non-registration of deposit and harassing tenants in relation to rent payment.

Last year in October, changes to the law were introduced meaning that before you can evict a tenant there are certain things you have to do in order to evict them including providing the tenant with a EPC, checking all the smoke alarms and providing them with a detailed booklet stating all their rights. If you hire a letting agent, then they do all of this for you – so there’s a lot less stress!

What are you most looking forward to about the Landlord Forum?

I came to the last landlord event, and it was great fun. I got to meet some interesting people along with the chance to share my knowledge – so it’s fantastic to be able to do this again.

Like last time, I tend not to have a presentation but instead will just be talking to the room about everything I have learn over my career and how I can help landlords.
