Christmas Opening Hours

Christmas and the New Year are fast approaching are we wanted to wish you all the very best for the festive season. 

While we are enjoying celebrating and spending time with friends and family this Christmas, we just wanted to let you all know our opening hours should you be popping in. 

Christmas Eve – 9.00 to 13.00

Christmas Day – Closed

Boxing Day – Closed

27th Dec – 10.00 to 16.00

28th Dec – 10.00 to 16.00

29th Dec – 9.00 to 13.00

30th Dec – Closed

31st Dec – 9.00 to 13.00

1st Jan – Closed

2nd Jan 9.00 to 17.30

Please do not call out of hours if your maintenance issue is not an emergency, as the cost of the call out will be your responsibility.

The following would be considered as an emergency:

  • Severe water leak
  • No power to the property, you would need to check the fuse box and that this is not a power cut in the area – you can do this by calling 105
  • Locked in / out – if this is due to tenant fault then you will be responsible for this cost.
  • Break in

Stopcock – Where is the stopcock located?

If there is a burst pipe or other emergency related to plumbing youshould be aware where the mains water supply is and how to turn it off. 


You may already know that the heating comes on and goes off at certain times but make sure you know exactly how the heating system functions. It’s best to leave the heating on low if you are thinking about going away for Christmas and the New Year or set the timer so that the heating continues to come on regularly whilst you are away.

Timed lighting

If you are going to be absent from the property during the festive period or at any other time, lighting timers are an excellent way to deter burglars. If your landlord has not installed them, it could be worth speaking to them to see if they are happy to do so.

Fuse Box

Whilst you may know where the fuse box is, keep a torch somewhere handyso that if there is a blown fuse or a switch trips, you can find your way to iteasily without having an accident.


Condensation occurs usually in rooms that don’t have great ventilation or heating and in poorly insulated properties. In the winter, condensation problems are worse and can mean mould could form, which in turn damages the paint work, fixtures and fittings.  Maintaining an even temperature in the property will help in reducing condensation.

Burst pipes

If your landlord has not insulated the pipes, it’s a good idea to ask for this to be done. However, if the heating comes on at regular intervals or is left on at a low temperature this will reduce the potential of the pipes becoming frozen.
